How do I list my property on iNNjOi?

Listing your property is simple! Follow these steps:

  1. Register/Login to your partner account at partner.innjoi.com
  2. Click on "Add New Property" in your dashboard
  3. Fill in your property details including name, location, and description
  4. Upload high-quality photos of your property (minimum 5 photos)
  5. Set your room types, pricing, and availability
  6. Add your policies (check-in/out times, cancellation policy, house rules)
  7. Submit your property for verification

Our team will review your listing within 24-48 hours and notify you once it's live.

What documents do I need to list my property?

You'll need to upload the following documents:

  • Property Registration Document or Lease Agreement (proof of ownership/authorization)
  • Government ID Proof of owner/authorized signatory (PAN Card, Aadhar Card, Passport)
  • Bank Account Details for payouts (canceled cheque or bank statement)
  • GST Certificate (if applicable)
  • Recent Property Photos (minimum 5, maximum 20)
  • Fire Safety Certificate (recommended, not mandatory)

Note: All documents should be clear and legible. We accept PDF, JPG, and PNG formats up to 10MB each.

How long does verification take?

Property verification typically takes 24-48 hours after submission. The verification process includes:

  • Document verification (ownership proof, ID verification)
  • Photo quality check
  • Pricing and policy review
  • Location verification

You'll receive email notifications at each stage. If additional information is needed, our team will contact you directly.

Is there any registration fee?

No, listing your property on iNNjOi is completely free! There are no registration fees, monthly charges, or hidden costs. We only charge a commission on confirmed bookings.

This means you can list your property, manage bookings, and access your dashboard at zero cost. You only pay when you earn!

Understand how payments and commissions work

What is the commission structure?

iNNjOi charges a 20% commission on the booking amount (excluding GST). Here's how it works:

  • Example: Guest books a room for ₹5,000/night for 3 nights = ₹15,000
  • GST (5%): ₹750
  • Total paid by guest: ₹15,750
  • Commission (20% on ₹15,000): ₹3,000
  • Your payout: ₹12,000

The commission covers platform fees, marketing, customer support, and payment processing.

How do I receive payments?

Payments are processed and credited to your registered bank account through our secure payment system.

Payment Timeline:

  • Guest checks out: Payment is marked for processing
  • Within 24 hours: Payment is processed by our system
  • 5-7 business days: Amount credited to your bank account

You can track all your payments in the "Payments" section of your partner dashboard.

When will I receive my payout?

Payouts are processed on a weekly basis for all completed stays. Here's the schedule:

  • Monday-Tuesday: Payments processed for previous week's check-outs
  • Wednesday-Friday: Amount credited to your bank account

The minimum payout amount is ₹1,000. If your earnings are below this, they'll roll over to the next payout cycle.

Pro Tip: You can request an early payout through your dashboard for a small fee if you need funds urgently.

How do I update my bank details?

To update your bank account information:

  1. Log in to your partner dashboard
  2. Go to Settings > Bank Details
  3. Enter your new bank account information
  4. Upload a canceled cheque or bank statement for verification
  5. Submit for approval

Bank detail updates are verified within 24-48 hours for security reasons.

What taxes do I need to pay?

As a partner, you're responsible for:

  • GST: Collected from guests and remitted to the government by iNNjOi. Your payout is after GST deduction.
  • Income Tax: You're responsible for paying income tax on your earnings. We provide monthly statements for your records.
  • TDS: If applicable, TDS certificates are available in your dashboard.

All your earnings statements and tax documents are available for download in your partner dashboard.

How do I manage bookings?

All your bookings are managed through your partner dashboard:

  1. Log in to your partner dashboard
  2. Click on "Bookings" in the main menu
  3. View all bookings (upcoming, current, past, cancelled)
  4. Click on any booking to see details
  5. Update booking status (confirm, check-in, check-out, cancel)
  6. Communicate with guests through the built-in messaging system

You can also export your booking data for your records.

Can I cancel a booking?

Yes, you can cancel bookings, but please be aware of the implications:

  • Guest-initiated cancellations: Automatically handled based on your cancellation policy
  • Partner-initiated cancellations: You can cancel from your dashboard, but frequent cancellations may affect your property rating and search ranking
  • Emergency cancellations: Contact partner support immediately for assistance

Note: Excessive cancellations may result in temporary suspension or permanent removal from the platform.

What cancellation policies can I set?

You can choose from these cancellation policies:

  • Free Cancellation (48 hours): Full refund if cancelled 48+ hours before check-in
  • Free Cancellation (24 hours): Full refund if cancelled 24+ hours before check-in
  • Partial Refund: 50% refund if cancelled within cancellation window
  • Non-Refundable: No refund for cancellations (usually offered at a discounted rate)
  • Custom Policy: Set your own cancellation rules

You can set different policies for different room types or rate plans.

How do I communicate with guests?

iNNjOi provides a secure messaging system for partner-guest communication:

  • Access messages from your dashboard or email notifications
  • Send pre-arrival information, check-in instructions, and welcome messages
  • Answer guest queries about your property
  • Receive and respond to reviews

All communication is logged for your reference and guest safety.

What if a guest doesn't show up?

If a guest fails to check-in without prior cancellation:

  1. Mark the booking as "No Show" in your dashboard
  2. The booking amount (according to your policy) will be credited to your account
  3. The room becomes available for new bookings after the check-in time

No-show bookings are treated as completed stays for payment purposes.

How do I update my property photos?

To update your property photos:

  1. Log in to your partner dashboard
  2. Go to Rooms > Manage Rooms
  3. Select the room/property you want to update
  4. Click on "Edit"
  5. Scroll to the "Photos" section
  6. Upload new photos (drag and drop or browse)
  7. Set primary/main photo
  8. Save changes

Photo Guidelines:

  • Minimum 5 photos, maximum 20 per room
  • High resolution (at least 1024x768 pixels)
  • JPG or PNG format
  • Show different angles and features

How do I update my pricing and availability?

You can update pricing and availability in two ways:

Individual Updates:

  1. Go to Rooms > Manage Rooms
  2. Select the room and click "Edit"
  3. Update base rate, extra charges, and availability
  4. Save changes

Bulk Updates (Calendar View):

  1. Go to Calendar in your dashboard
  2. Select dates by clicking and dragging
  3. Set price and availability for selected dates
  4. Apply changes to all selected dates at once

Can I use channel manager software?
